Quaint and well priced

Great experience
I love my apartment. For the price, I get hard wood floors, gas fireplace, and on the 3rd floor I have tall ceilings and skylights. Our landlord is really nice and handles things quickly and without hemming and hawing.

Living in Hillsboro
The apartment is big and reasonably priced with great management. No amenities which helps with cost. It’s just a 15 minute walk from class, with lots of restaurants nearby, in a nice walkable neighborhood!

Management here is a scam
Management here is scammy and shady. Throughout the year, they were unresponsive to our maintenance requests, and during move-out, they were shady and scammy. First, they tried to kick me out of the apartment 12 hours before the end of my lease. When I pointed this out, they apologized for the mistake and blamed it on having two different versions of the lease (???). After move-out, they withheld an absurd amount from our security deposit. Half those charges were for cosmetic imperfections that were present at the time of move-in. They told us we should've documented those on our move-in checklist, but there were so many other functional deficits (e.g., windows not closing, holes in the wall) at the time of our move-in that we were overwhelmed with notifying them of those. Management also did not emphasize this need to document every little cosmetic imperfection (of which there were many) at the time of move-in. The other half of those charges were insanely hiked up cleaning fees (e.g., $150 for the fridge having a few crumbs left in the bottom drawers). We tried to dispute these charges, but they would not budge without evidence, as if we were supposed to treat our move-out like we're preparing for a legal battle.
About the apartment itself. It's big, but the space is in all the wrong places (e.g., the bathroom is tiny but the living area is huge; the pantry is a weird shape so it's hard to get things in and out, etc). On top of that, I could hear people from outside (despite living on the second floor) and the neighbors above me all the time. I've also had issues with packages being delivered to this address with multiple packages received already opened and one package stolen in the year I was living here. We got used to some of the quirks of the apartment over the year, but you're paying for poorly allotted space and nothing else.
The only saving grace of this apartment was amount of natural light it got. If you're looking for an apartment near Vanderbilt, look elsewhere first. I would not rent from Rocamar Properties again unless I had absolutely no other choice. If you do rent from them, approach this management company like you would Spirit Airlines or any other scammy budget company. Document everything and be prepared to put up a fight. They will try and take your money for no good reason at all.

Ideal location
<15 minute walk to VUMC/Eskind biomedical library. In the heart of Hillsboro village with lots of nearby restaurants and shops. Free outdoor parking in adjacent lot. Mostly med students/grad students/residents live in the building. Spacious floor plan with hardwood floors, big rooms/closets, and a fireplace! Quiet since it's a smaller complex and all doors use keypads with a code, so no need to carry a key which is convenient.
Management is not always the most reponsive re: repairs. Not much outdoor space (e.g. no balcony). No gym/amenities, but it's very close to the Vanderbilt gym.

Close to campus
Very close to Vanderbilt campus/VUMC. Overall, management has been very helpful and nice! They will answer maintenance requests within a day. New carpet was put in before I moved in. The apartments and facilities are clean and safe feeling. However, there is some noise at night (This may just be part of living in a city. Typically the trash is picked up around 2 AM). Minimal to no noise heard from neighbors. A basic gym and covered parking are provided with rent. Rent is a little higher than other locations.
Make sure to tour exact apartment and check the window view. Not all rooms are same as model.
