I love living here!
It is a great area, the apartments are great-sized and in good condition. It is really nice having a pool and gym at the property. It is about a 15-20 minute drive to campus, but the apartment is so close to everything else, such as grocery stores, the mall, etc. I would definitely resign my apartment for another year.

Standard "Upgraded" Apartment Experience
Overall, we like living here. This property is not new, but several of the units are updated (including mine). That said, many of the updates are with very cheap materials, so calling it a "luxury" apartment is a stretch in some places (think: poorly painted cheap white paint on the cabinets that chips and peels; "granite-style" formica countertops with visible deformities in a few places; etc.). The property is really nice and spacious with lots of good amenities. I like the car washing station and free vaccuum. The trash compactor gets full at least once every 2 weeks which can get gross. Most of the buildings are tucked back off a main road, so its pretty quiet. The layouts of the exteriors of the buildings give most units a "front porch" of sorts, so people often decorate those areas, which makes it feel more like a community. The property is very interesting with lots of areas to explore, which my dog really enjoys. Many of the residents, however, don't care to pick up after their dogs, so that is really frustrating. The location is really great, with great school-zoning; easy access to necessities, restaurants, shopping, and several parks; and nestled nicely in West Knoxville. About a 20 min. drive to campus, but if you plan on parking in a University garage, you'll want 40-45 mins to comfortably park and walk to the law building. The floorplans are all a bit wonky for varying reasons. We are in a seabiscuit. Decent storage space inside and a really handy storage closet on the back patio. The closets are really good-sized, and there are linen closets in each bathroom + a coat closet up front. Washer/dryer connections available in all units (I think), and if you don't have your own, there is a company you can rent them from. Staff is decently helpful, and maintenance team is pretty prompt. They have been hosting food trucks a couple days a week lately, which is a nice way to change up dinner. I feel very safe even walking around at night. The other residents are very diverse in terms of family-makeup: retirees, young professionals, families, etc. We don't have any issues with noise (other than our upstairs neighbors, but I think thats just because they are VERY heavy walkers, and not really an issue with the apartment construction). I feel very safe even at night, and every unit comes with an update alarm system connected to all the doors and windows. The property just got a new manager a few months ago, and she seems to be really on top of addressing some of the larger property-wide issues (i.e., ensuring that all residents are abiding by all the terms of their leases). Overall, its just been a standard "upgraded" apartment experience, and if it's in your budget, I'd recommend you check it out!
