Island Park 1 BR/BA
Good experience so far! Maintenance is very quick to fix issues in the apartment. I love how close it is to the Greenway and it is overall in a very quiet location. I took off points because the floors are loud (if your upstairs neighbor is loud, it is very easy to hear them) and because it took them a long time to fix our gate when it was broken.

Island Park with Roommates
I have lived at Island Park in a 2bed/2bath with 1 roommate for the last 3 years. The layout is great for living with a roommate. Each room has an attached bath and closets are a good size. Good appliances. Love the location on mud island. It feels residential while still only being 10 minutes from campus. Great for running, dog walking, etc with the riverside trail. Reasonable price when split with a roomate.

Would recommend Harbor Town Square
I live in the Harbor Town Square location of Island Park with my partner, and we love it. The area is safe, lively, I can walk to a grocery store, a gym, and a few restaurants, the neighborhood is great to walk in, neighbors are friendly, and we’ve managed to avoid car break ins that the large complexes seem to have often. The only downside is that the building is old and requires frequent repairs, but maintenance has always been great. Island Park management is not very helpful or prompt, but we haven’t had any major problems.

Good for student housing
This apt is good and affordable as a student. There is often car break ins and occasional theft, but this happens at most places on the island. The gate did not work for the first 4 months I was living here. The staff is friendly and understanding.

Fine but could be better
Things take a while to fix, lots of car windows broken lately, water treatment plant less than a mile away makes entire inside and outside of apartment smell like shit a few nights a week. My apt is pleasantly quiet but I also chose top floor for this reason, not sure how it is on lower floors. Decent dog walking areas for smaller dogs, nice to be across street from the greenway. There is drag racing at night sometimes

Comfy cozy place to live
Small property that is secure and gated. Maintenance is great, management is good. I have a renovated unit and love the space and layout.

Island Park with Roommates
The two bed/two bath apartment is great for roommate living! You get pretty equal sized rooms and private bathrooms. Excellent shared living spaces. Great location right in harbor town with privacy. Gated parking. 24/7 access to gym.

Good bang for buck.
I feel like Island Park is the most reasonably prices gated complexes on Mud Island. It's usually pretty quiet and people stick to themselves. Pet friendly and clean.

Too expensive, not enough security
Management is not great about getting back to tenants with problems. Rent is $$, but you're paying for the location. Lots of car window break-ins and broken gate. Wouldn't recommend living here. Pay the same price and live somewhere else on the island. Very pet friendly!
