Harbor Town Square Apartments
I have enjoyed living at Harbor Town Square. The location is great, and I feel like I have plenty of room and sunlight in the apartment. Additionally, the apartment is very affordable. My only issues are that the walls seem to be thin, and there can be a lot of noise outside in the mornings when the delivery trucks unload at the nearby stores (this, however, is not within Island Park's control). The parking also is not gated for the Harbor Town Square apartments, where I live, but it is gated for the Island Park Apartments which is important to know for safety reasons. Overall, I would say that living here has been a good and affordable experience.

Island Park is a Great Value (so far)
---The Apartment Itself---
I have lived with my girlfriend in a 1 bed/1 bath apartment at Island Park since the middle of July 2024, and it has been an overall great experience so far. We live in a corner unit on the second floor with plenty of natural light and a small (but usable) balcony. The floor plan gives us a big living room/dining area, all of which is carpet. I wish the dining area wasn't carpet just for cleanliness purposes, but a rug/mat should help with keeping the carpet clean. The kitchen is modest size with newly updated appliances (all electric) and fixtures which I love, and the pantry is a closet of decent size. The washer/dryer (separate appliances) have their own area behind a door with lots of storage space. The bathroom seems to have new fixtures and is decently sized with a good number of cabinets/drawers for storage and a good sized tub/shower (combined). The bedroom has plenty of natural light as well and has a big walk-in closet with lots of storage space and three shelves off of which you can hang clothes. We are able to fit two dressers, a queen-sized bed, two end tables, and a mirror in our bedroom with some room to spare. Overall, a great value for *two* people.
---Apartment Complex Amenities---
The amenities are average. We have a small pool that is warmed (I think?) and is rather dirty. It's usually empty which can be nice if you want to swim on your own or with one or two people, but I have seen other people bring entire families (15+ people who don't live here) and take over the pool. It varies day-by-day.
We have a common area that connects the two halves of the complex, It includes a few grills, cornhole, hammocks, a gas fire pit, and space for a party. I rarely see anyone using it.
We also have a small gym with some equipment/machines and an office space with computers. The gym is not as advanced as other apartment complexes. My girlfriend will sometimes use the treadmill, and she has seen a few people there before. Other than that, I'm not sure many people use either space very often.
---PARKING---
Parking is included in rent and there are plenty of spaces. We have never been forced to park far away from our apartment. There is even guest parking!
---Trash---
This is one of my primary complaints about Island Park. There is only one dumpster for the entire complex, and its in the southeast corner of the complex. So, if you live in the northwest part of the complex, you have to walk (or drive) the entire length of the complex to take the trash out. We live far enough away from the dumpster that we drive across the complex each time we take the trash out. That means exiting the North gate, opening the South gate, driving to the dumpster, exiting the South gate, and then driving back through the North gate. It is very inconvenient and could be easily fixed by placing another dumpster in the northern portion of the complex.
---Location---
The apartments are located on the very North end of Mud Island. Mud Island is one of the safest parts of Memphis and a great place for being outside. There are always people on the trail, and there is a town square in the South portion with a market, restaurants, and other local shops. My only complaint is the smell. There is a sewage plant directly north from the apartment complex across Wolf River. Almost every time I am outside near the apartment, it smells terrible (like sewage). It is something you would have to get used to.
---Maintenance---
Maintenance is very responsive and always friendly. I have no complaints. Great people!
---Management---
Mixed feelings here. The main lady who manages the complex is nice and will do what she can to make you happy. The girl at the front desk, on the other hand, is incompetent. I'll leave it at that.
---Would I Recommend?---
Yes! Island Park is a great complex for the amount we pay. Safe, affordable, and spacious.

Harbor Town Square
I really like my apartment. It has plenty of space in the living room with a few large windows to let in natural light. The lighting in the front half of the apartment is not as good, but that's okay because I don't spend that much time in the front hall. The kitchen is a little bit cramped but it has a ton of storage space, a walk-in pantry, and a dishwasher, so it works for me. The water pressure is somewhat lacking, so it takes forever (20 minutes) to fill the bathtub, and even longer if I try to wash my hands or do dishes or laundry while filling. That isn't usually a problem as long as I plan accordingly.

The maintenance workers are extremely fast and usually respond to any problems I have within the day. I also think the facilities are upkept and clean like the pool and gym. During the warmer months, they tend to have construction going on around the complex and they do not do a great job or communicating that, but that is really my only problem with this apartment.

Island Park
Great place to live! Have lived here for 2 years and management is always responsive. Maintenance always fixes issues within 24 hours and the rent isn’t super high compared to other places. My only wish is that the gym were larger. Other than that it has been a positive experience.

Love this place! Mud Island has everything you need. Island park is only 5 minutes from the law school and is extremely safe!
