Do not recommend unless you live on a higher floor
I would recommend visiting before signing a lease. The downtown area is sketchy and if you don’t have a car it will be a hassle. The apartment itself is spacious but not the nicest to live in. You can hear your neighbors. There are also bugs that are present depending on the season.

Good apartment but can be noisy
Management can be slow to respond, but it very nice. Walls can be thin, and sleeping at night can be difficult if your apartment is facing University Ave because cars will be loud. Otherwise very nice apartment, with lots of space, and a really good price. All grad students is a plus.

Cheap Apartments, Terrible Management
Overall, fully furnished, cheap apartments for strictly grad students at UF. Decent community. Mediocre amenities. Close to downtown. 5 minutes from main campus.
If I could emphasize one thing, management is TERRIBLE. They do not respond in a timely fashion and are not there to help. They do not let you move in early even if your program starts before the move in date. They will lie to you about a variety of things and breach the contract.
The apartments are relatively cheap given what is included. You have a fully furnished apartment with your major utilities covered. The amenities are average-mediocre at best. The pool is generally clean and not terrible. The gym is small, lacks equipment, and broken equipment is not replaced.
The apartments themselves are dirty. Ours was not thoroughly cleaned and the AC unit was broken. Exterior of apartments is dark and dirty. Elevators often broken down and non functioning. Doors often broken and non functioning. Lots of homeless around the apartment complex that will follow you around. Cars are broken into. Apartments are fully furnished but its standard fare. Not very spacious apartments but you get what you pay for. The parking garage is not connected to the buildings so you will have to go all the way down to ground floor and then across the courtyard back into your building back UP the stairs just to bring home groceries etc.
Walls are thin and you are right by downtown and university ave. EXTREMELY loud. Almost impossible to sleep with all the noise pollution.
If you are looking to save money this is an OK option close to the school which is very cheap given everything included. If you can afford to pay an extra 300-500 a month, go somewhere else.

Humidity Problem and lack of central AC
There is no central A/C and there is a humidity problem throughout the community. All inclusive rent is nice, but the management company is difficult and does not prioritize updates.

It's better
The Continuum changed management recently, and there has been more events and the staff has been more responsive. The internet connection is a little sketchy. The internet company is sketchy. They are on a contract for a couple more years so hopefully they'll change to another company

Law student at Continuum
The experience has been good. I enjoy having a small gym and pool that you can access. There is also a parking garage for the complex which is nice, but it isn't as well lit as I would prefer.

An OK enough place to live
The walls are thin and when I moved in it was very VERY apparent that no one had cleaned the apartment beforehand. However, it is very well located. I will say this apartment is overpriced for what it is, but that's basically any apartment in Gainesville located anywhere convient.

Good deal for law school students
The Continuum's studio apartments are a good value. They come with all utilities included and basic furniture. The location can get a little loud at night, but is otherwise fairly quiet. There are lots of other law school students also living here, and it's not too far from the law school itself. The furnishings are decent, and there's good storage space under the bed and in the closet. The only thing is that the bathroom in the studio lacks some sort of cabinet or storage space.

Convenient
The apartment is spacious and comfortable. I don’t have a car, and rely on the bus to take me places. Using the RTS has been easy and the apartment complex is located in a spot where it is easy to walk to places.

Great Complex and VERY safe
I am from out of state, and when my father and I toured the complex, we knew this was the safest place to stay. It is close to downtown and to campus. There are two bus stops on either side of the complex, and it is a great community. The price is also unbeatable. Oh, and it comes FULLY FURNISHED
