A few strengths and weaknesses

Strengths:

-8min drive to campus (I scooter and it takes me around 15min)
-Close to Rice Village
-Large sqft for price
-Student/military discount

Weaknesses:

-Needs renovation on the outside
-Reserved Parking costs extra
-Laundry onsite is sometimes not reliable
-yards and patios cost extra

I have been living here since July and it has been very peaceful. I got a really good rate at 854$/month with one month free. I planned to stay here till graduation as I’ve settled in nicely and it is not to far from school. However, when I spoke to the leasing office, they told me I would renew my lease at market value which they project to increase by 300$. Besides that, the area is very safe. Hadn’t had any incidents as far as break ins since I’ve lived here. Pests are minimal. Maintenance comes the same day as request. Free onsite gym and bike rental for residents. So much parking and no towing so you and your guests can park almost anywhere (some spots are reserved at 30$/month). One thing I hate is the valet trash which was 25$/month when I moved in but they bumped up to 35$/month which is a complete waste of money. I take out my own trash because leaving it outside your door attracts pests. I would definitely suggest living here, if and only if you had a roommate. That will be the best bang for your buck.

I love it. It’s an older apt complex, but I mostly see students around here. It’s really quiet, and there are great grocery stores, and more importantly chic fil a right next to us. The place is cheap, super spacious, right next to rice village with great management. I love it here, I’ve lived here for 2yrs. Fair warning- Harvey took out the entire first floor. Major historic storm, idk if that would happen again, but I recommend second or third floor for that reason.

Also 30 min from school in morning traffic- just depends traffic wise coming home. Could be 15 min, could be like 40. Welcome to Houston.
