Decent Place

Good location in edge of fishtown and east kensington. Free street parking. However because the building is new (beware of new buildings) the walls are super thin. I can hear neighbors everyday and dogs running up and down stairs every morning. Rent was cheap for me this year but they increased it to 2150$ for next tenants. You can find something with better value in fishtown area for cheaper although prices are increasing everywhere.

Neighborhood is good bc of the surrounding location and being on a main road. Walk 5 mins the wrong direction (north of frankford ave) and you will be in a bad area.
Drug and Prostitute Infested area.
High crime rates.
High murder rate.
Robbery and break-ins are very frequent. Unsafe for women.
There are some other essentials missing in the building, which were promised as part of the lease but are not honored. They are important to me, but all the tenants are being charged for as a part of the ease and also being charged to the tenants as rent:
• Parking Lot: There is no parking lot, it’s all gravel, construction debris, dirt, construction equipment and construction dumpsters. There is a catastrophic accident waiting to happen. There is hardly any access to building, most of the time you have to jump and hop to get to the main lobby entrance.
• No High Speed Internet: More than half of the apartments in the building do not have access to high speed internet. Comcast/ Xfinity has been very kind and helpful, but they have not been able to fix the problem. I do not know it is a Comcast or the building construction issue, but as a tenant we as tenants do not have access to high speed internet.
• Elevator: There is only one elevator for 5 floors of apartments, and as the apartments are filling in with new tenants, the wait time is getting longer from couple minutes to 12-15 minutes. So far since October, the elevator has been out of order for at least 21 days. • Shipments & Packages: It is a challenge to get a UPS, Fe-Ex, Amazon deliveries, as there is no access for the drivers to deliver. I have lost several packages or they have returned undelivered. • Car Damage: Constant falling rocks and other construction debris has been causing severe damage to the cars of all the tenants and the big gravel, brick pieces and other construction waste is damaging the rims of the cars as well. • Gym: A full is being offered as part of the lease. The construction in the basement is far from over, let alone setting up the gym. • Trash Removal: The lease offers thrash collection via rollaway trash cans on every floor, since there is no trash chute. Only after one week of move-in the rollaway trash cans were removed. Now, everyone has to haul their trash to the ground level and out in the construction and dump it in the construction dumpster using a construction ladder. I am an eco-friendly person and believe in recycling. It breaks my heart that the building has no recycling policy. • Water Charges: Beware of the water charges! Unlike other rental properties, where you pay your water charges according to your consumption, here at Hagert Lofts you have to also pay the building share of New Meter Install Charge, Building water Maintenance service charge, Stormwater Management Charges, Sewer Charges. • No Emergency evacuation Plan: There is no emergency evacuation plan for the building in case of emergency. It is going to be a challenge for the paramedics to either get to you or bring you down to the ambulance, if thee elevators was not working that day. Your life depends on a chance and luck. • No After-Hours/ Emergency Contact: If you have any water, heat, fire, elevator or any other building emergency, there is no after hour or emergency contact. You are on your own. In the end all I can say that this review is not an attempt to tarnish the property manager, the landlord or any intention to profit out of it. It is my attempt to make everyone fully aware, so that they make an informed decision. Once you sign the lease and move in, there is no going back.
