I love living in downtown. Not only does it feel like a real city, but there is significantly more diversity than other neighborhoods close to SMU such as the Park Cities and Uptown. It's very walkable and the DART station is only a 5 minute walk away. There are also plenty of restaurants and coffeeshops within close walking distance and plenty of green space for dogs as well.
So far I like living in Downtown. There isn't a TON of things to do but there are bars and restaurants and it's not far from Deep Ellum and Uptown where there are a lot of options. Both DART and bus stations are nearby, and direct access to almost any interstate since they all cross downtown, which is convenient.
I have always slept with earplugs but I don't find Downtown Dallas to be particularly noisy at night. There are a lot of sirens from fire/ambulance but there is not a lot of noise from people being rowdy at night. There is obviously more on the weekends but still not enough to really be a bother. If you move to a downtown area, more noise than in a suburban neighborhood is to be expected.
Disappointing things about downtown: there is no grocery store! There is a CVS and several 7/11s but no grocery store in walking distance.

Close to downtown, deep ellum, and farmers market. Area is up and coming meaning there are still a lot of homeless people who roam but in general I feel fine with it. It's nice to not be in a cookie cutter part of Dallas like Uptown.

Living in the Arts District is awesome. lots of car break ins and a few homeless people that are always loitering around.
living 3 blocks from deep ellum can be challenging in the weekends where street parking is non existent
I love living in Downtown, but it's probably not for everyone.
It's downtown so of course there's a things to be on the lookout for, however, majority of the crime is committed on the weekend by people who don't even live there.
The Deep Ellum community is friendly and you will always see people jogging or walking their dogs in the area.
