Good Apartment, Bad Management

I really like and feel safe in my individual apartment, but the management does not do enough to make the community as a whole feel safe enough. Packages are often stolen from resident's front doors (where they are delivered despite the leasing agreement saying packages will be held in the office or lockers) and multiple cars have been broken into in both guest parking and the gated residential parking. Management's response has been to send emails reminding us to lock our doors (not much help when multiple windows are broken by someone trying to get into your car) and install cameras that don't seem to function when you need it.

Nice Amenities, but poor security

The rooms and amenities are nice, but the complex has done nothing to prevent the regular car break ins and package thefts that occur at the complex.

One of the best options for a law student

Sabina (along with Marq, Aura, and the upcoming Troubador) are all likely the best apartment buildings to be in that are close to UT's law school.
The area around the law school is where you will find the highest concentration of other law students. A very rough estimation puts about 40% of the people I know living within two blocks of my building. It's great because it's only a short walk away from the law school - avoiding the (frankly expensive) parking garage fees, and allowing me to get some extra steps in every day.

Within this area, generally known as Hancock, there are a lot of available options for apartments, and some townhomes, if you're willing to get roommate. While not being cheap options ($1300/mo for a 450-sqft 1bed/1bath last time I checked), they are all very modern, with Sabina, the oldest of the four, being built in 2014. This is in contrast to almost all of the other options available in the Hyde Park or Hancock areas, which are mainly holdovers from the population boom in the 70s and 80s. The prices are more bearable when the parking and washer/dryer costs are included in the rent price, as many other buildings will attempt to nickle-and-dime those kinds of expenses out of you.

ok apartment

Sabina is great because there are a lot of law students in the building. Other perks are the gym and the pool. My car's catalytic converter got stolen within three weeks of moving in and there are weekly reported break-ins, so parking is not great. It's also more than I wanted to pay in rent but that's what you get for living in a luxury apartment, I guess.

Mediocre apartments for high price

You are close to the law school and you control your own AC. Those are pretty much the selling points.

Downsides:
Tone deaf property management
Ridiculous rent increases (although, to their credit, these were somewhat in line with the wider Austin market)
Huge rash of property theft (stolen packages every week, cars routinely broken into in the lot)
Incoherent response to snowstorm that flooded a large number of apartments in the building and left residents without water
Front door lock (to entire building) has been broken for MONTHS
Lobby elevator (only one with guest access) routinely down for management
Exterior of building reeks of dog piss because people can’t be bothered to walk their pets more than 2 feet away from the door so all of the grass is dead
They want you to use 2 trash cans to set out your recycling separately from your trash, but cheaped out on valet trash companies and now only provide you with a single trash can for both (and no, it doesn’t have 2 compartments).
Somehow managed to convince ~130 law students that there is something they hate more than their Civ Pro class

But hey, I got a losing scratch off ticket for “resident appreciation”, so I’ve got that goin for me, which is nice.

A nice place to live

The common areas are always clean, it's an easy walking distance to school, units have spacious bathrooms and tall ceilings, great and fast maintenance team. Only complaint is packages are easily stolen because there is not a locker or hub so they leave them outside your apartment door.

Good amenities and new floor plans. But, there is a decent amount of crime especially with packages and cars.

Elevators are really slow. There are package thieves. Cars have been broken into in the garage.

Management Sucks

It's a nice building but bad management. Packages keep getting stolen and they don't do anything about it. Lots of cars get broken into as well. Super convenient but you should probably just live at Marq or Aura for similar price.

Very close to school and close to lots of law students

Sabina is far from perfect but it's super close to school, not crazy expensive, all my friends live in the building or in Marq or Aura, and parking is free. I can walk to school and there's coffee shops and grocery stores nearby.

Happy with Sabina but safety could be more of a priority

Overall, I like where I live, but I think Sabina could put more of an emphasis on safety for residents.

Great neighborhood. Lived here for a major portion of my grad school. Close to HEB/gym/takeouts/bus stops/coffee shops/ greenery.
It's a pretty nice walkable area. The roads are busy and the interstate is loud. There are also a decent number of homeless people and bikes get stolen frequently. That said, it's nice to have the golf course nearby as well as cafes, grocery stores and convenience stores.
The people that live in the neighborhood are fine. Generally keep to themselves. It is near a bus stop and hospital so there are often homeless people walking around, but they seldom attempt to interact. I have had several packages go missing.
The neighborhood is close to the law school, but avoids most of the undergraduate crowds. Sometimes it can get a little loud at night, but it’s overall a pretty quiet neighborhood.
The Hancock neighborhood is very nice with very nice people. So many law students live in Uptown and Sabina, it's nice to have a close group of people from the school.
Right now there are lots of construction workers on one side of the apartment complex otherwise it is pretty empty. Just people walking dogs or running.
The neighborhood is mostly residential with a handful of small shops and restaurants - the biggest value add is its proximity to campus.
Neighborhood is mostly fine, although in the past couple months there have been a few homeless individuals obviously on drugs outside the complex (one in our recycling dumpster, a couple wandering around our parking lot, which is supposed to be kept closed -- due to a change in the property management company recently, a gate issue is taking longer than normal to fix). Other than that, the neighborhood seems pretty safe. I feel safe walking around the area in the evening, walking to the grocery store at night, etc. The only other issue I've had with walking in the area is with people walking their badly-behaved pit bull dogs that like to snap at passersby, but I think that's probably a problem everywhere in the South. Lighting on the streets could be better. The neighborhood appears to be comprised mostly of university students and some young professionals, so I wouldn't say it's family-friendly.
