The Piero: You get what you Pay For

The Piero is a great inexpensive option in DTLA. However, you get what you pay for... 1 of the gyms has been closed for over 6 months, the main pool is about to be closed for 6-9 months (writing this October 2022), and management is beyond lazy. All that being said, you are getting a significant discount with a lot of amenities... Living here has been a love/hate relationship to say the least.

Lots of amenities

This apartment has parking included, in-unit washer/dryer, a dishwasher, fridge, and ac. There also is a security guard on duty 24/7. In my experience looking for apartments in LA, it is nearly impossible to find all these amenities in one apartment. My apartment does not have great natural light, but I have a spacious balcony/patio area which helps offset this. Having private outdoor space in the middle of a pandemic has been a huge blessing. Note - for those with particular sensitivities, smoking is allowed in this building.

Close enough to walk downtown, but across the 110 bridge so it doesn't get as much traffic congestion
Access to DTLA is great, very close to Fig at 7th and other fun spots downtown. Apartment is on the border of DTLA and Westlake. Have seen a couple of cars, street parked on Garland, that have had their windows smashed in. Apartment is also very close to several houseless encampments. Despite its extremely close proximity to LLS, I choose to drive to campus because I do not feel safe walking as a woman, alone.
This is not a good neighborhood, but I am living here because it is close to school. There are homeless people everywhere, and I do not feel safe walking around. The upside is that there have been many bars and restaurants opening up in the area, so it's making it a bit nicer.
You need to know DTLA well, to know which parts are safe and which are not. This is a few blocks into the 'safe zone'. Don't go west from Bixel and east of hill street.
It is 5 mins walk away from downtown and the path is rather safe.
The neighborhood is not the greatest, but it's also not the worst. I feel safe walking to and from class, but would probably stay in groups around nighttime. I have gone out at night several times on my own with no issues, but I still wouldn't recommend it.
Neighborhood is essentially downtown LA one direction and Westlake the other. I do not venture into Westlake at all so it is hard for me to answer, whenever I walk anywhere it is toward downtown LA. I did walk to campus to begin the year but the walk in between the apartment and campus is a little sketchy, particularly when you get closer to Loyola.
Close to DTLA without the traffic. Close to the red line and major bus lines. not that many restaurants though in our area.
