Sail Cloth Factory

Overall, my wife and I have been happy with Sail Cloth Factory, where we have lived all three years of law school. Its location is convenient for walking to the law school but less convenient for getting to restaurants or other areas of interest without driving. Our apartment is a spacious 2-bedroom/2-bathroom corner unit that is relatively quiet (except for the occasionally helicopter heading to the hospital), but I know there are only a few of those specific units in the building. The high ceilings are a bonus at times but a negative in the winter when it's cold. The building manager is very responsive and kind.

Cheaper and Convenient

I've been at Sail Cloth for a year and a half, and plan to remain through graduation. The apartment is a lofted studio with a bedroom space that isn't enclosed. The building is very close to school (~9 min walk to the Law School), and reasonably priced for the area. Tenants pay electric and internet separately. Water bill is added to the apartment bill, as is parking ($200/month). The parking is beneath the building in a secure, gated garage. They use mandatory valets to park (tight spaces, double parked) which was weird to get used to, but the cost is included in the parking bill (no tipping). The walls are a bit thin, but most tenants are either students or working professions at the nearby hospital, and are generally quiet.

I enjoy living in this area due to how close it is to the harbor, most things you would like to do are within a walkable distance. Public transportation is very close to the apartment so using your car is unnecessary.

Convenient location

My roommate and I chose to rent at Sail Cloth after touring several other similar buildings downtown. We wanted to be within safe walking distance to campus, as we are both nursing students, and unfamiliar with the city. Everything has been great so far, and we will probably renew for a second year. The building is clean, there are not any bugs, the office and maintenance staff are both responsive and nice, and maintenance even hung our curtains, and a white board for us when we moved in. The parking is a bit pricy, however we have learned that this is anywhere within downtown. They do include free parking for our guests, which comes in handy. Overall, I think that we both definitely recommend, and have been happy here to date. Will update should anything change.

Recommend for anyone UMD

The location can't be beat if you are going to be at UMMC. My apartment is great, updated, comes with washer/dryer. The 24 hour staff is comforting, it is nice to have someone there to greet you when coming home. Office staff and maintenance both are attentive and kind. Have had no issues at all since move in, and recently renewed for another year.

not worth the price

this complex is run by a singular property manager and a singular maintenance worker. they are singlehandedly the best part about this apartment and they clearly work very hard to make the best of a bad situation. they are both obviously overworked.

when we first arrived at our apartment the carpet was absolutely destroyed. paint had been hastily put on the walls and nearly all of the carpet, light fixtures, outlets, switches, and more. The bathrooms have insufficient ventilation and are breeding grounds for mold. our apartment has no blinds, or screens for the windows. when i first took a bath in our apartment i flooded my downstairs neighbors unit. the air conditioner in our unit makes the entire apartment smell musty and the walls are so thin that we do not feel comfortable putting up shelves or art at all. the garage recently flooded and the solution was to make the maintenance worker patch holes in the ceilings with garbage bags.

the fact that this apartment is as expensive as it is is an absolute joke. if there were more affordable options available within range of my school i would take them immediately but unfortunately all renters are subjected to predatory pricing at this point. if the owners of this property had any conscience at all they would either drop the price of apartments in this complex by half, or use some of this money to actually make meaningful updates to the property.

When we first moved in our apartment was not move in ready. There was paint all over the carpeting and it was heavily damaged in a lot of places. We were told that they would send someone to clean the paint out, which they did but they showed up a day later than we were told and it did not change the state of the carpet. They agreed it should have been replaced before we moved in, but that because the previous residents were not charged for that at move out, they could not replace it for us. So we essentially were stuck with damaged flooring and paying full price for it because someone messed up and they did not want to ask the owner if they could pay to replace the flooring. Beyond that maintenance issues we have had have been handled promptly, but there have been quite a few things we have just left to avoid having to schedule someone to come take a look for us (trim missing from floors, carpet not connected to the floor, strange smell when the AC is on, tile coming off of shower walls, etc). The walls are very thin and if someone is playing music or talking loudly, you can hear it through the walls. Our neighbor constantly plays a loud bass and we have had to handle that ourselves multiple times because he will play music all night. The valet parking is great, but the garage had a massive leak in the ceiling for a while and it looks like a lot of damage to the building overall was just kind of painted over like a temporary/lazy fix to a bigger issue. The management and maintenance are responsive and great but you can tell that they are greatly overworked an it leads to them not being able to be proactive about building care or resident care.

Great place

Living at Sail Cloth Factory has been a great experience overall. This was my first apartment off campus, and also, my first experience living alone, so I was a bit anxious at the start. Allegra (the girl in the leasing office) was very nice, she immediately made me feel comfortable and has been very responsive throughout the whole process. Ryan, the maintenance guy, is also really nice. The building has a lot of young people living here, and the general environment is one of a great sense of community. It is a short walk to campus, which is literally right behind my apartment (I attend the school of nursing). I don't love that you have to pay to park in the attached parking garage, but I have found that this is such any/everywhere downtown, due to a city ordinance. The plus side to the parking situation, is that it comes with 24 hour staff, and my friends can park for free when they visit. There is a little dog park in the center of the attached parking garage, so at night I don't ever have to leave the building to walk my puppy. The apartments themselves are cool, and unlike anywhere else I have ever rented, I especially love the wood beams and the huge windows. The whole vibe of the building is awesome. Oh, and the roof deck is a nice spot to chill, and they have unlimited free coffee and tea in the lounge, I have saved a ton just from this alone, no more Starbucks! If you recommend the building to your friends, they give you $350.00 each time one moves in. Cool place.

Mount Vernon has restaurants, bars, shops, and multiple grassy areas near the monument. It's a great place to walk around. It's a very communal space. Nearby schools are UB, UMD, MICA, and JHU Peabody. Bus transit near the monument. The Walters Art Museum is very close by. UB is about a 15 minute walk and 5 minute drive from 611 Park.
Area is nearby Mount Vernon, which is very charming. Good restaurants, nice walking area. If you are into night life, however, this apartment may not be for you. The area nearby the building is very quiet at night.
Great place to visit museums, restaurants, and historical monuments. Not too far from the law school, and the UMB Shuttle can get you to school in about 10 minutes
There isn’t too much near by in comparison to other locations in Baltimore, but it is in the middle of the city so it is easy to get places. There isn’t a grocery store nearby, which is probably the biggest con.
UMd Police presence is fairly high, so the area feels reasonably safe. Fairly well lit, and fairly heavily traveled given its location with UB and UMd.
Have only been offered crack once in two years.
This area of Baltimore is not necessarily super busy. The nightlife and restaurant scene is abysmal in this spot, but there are several, easy ways to get into Federal Hill or Fell's Point.

Additionally, this area is not known to be a super safe area of Baltimore, but since we are located so close to the school, there is constant security around. I have never felt unsafe walking to and from school and my apartment.
On the very south edge of Mt Vernon. Pretty quiet, some good restaurants/a few bars around. Easy to casually go out, or travel a bit for more aggressive nightlife. Less safe area about 1 block south, but very safe north.
Good bar/restaurant scene, right next to the train/bus station. Some crime but can't help that.
