Great place to live but old

Good location, 35 min walk, 12 min bike, 7 min drive from Olin.

Not great, but could be much worse

Management is renovating, so I likely lived at 275 at its worst, had to move apartments mid-lease because renovations caused pipes to burst above me which led to mold. Lots of construction this year (2022), but the management is well intentioned. Work orders take forever because of the active construction all throughout the building but the members are nice.

Good for price

Got a 1 bedroom when studios were available, the extra space is amazing but I could have been fine with a studio. 2 sizes for the studio apartments. My rent was 1150 and the smallest studio was 850 or something very good price for living alone.

Do not live here

$900 for 950 sq ft seems like a great deal, but I wouldn’t renew this lease unless they knocked the price down to about $150 a month. First, I live on the tenth floor, and the elevators break down at least once a month. Second, there are major plumbing issues in the building - this means that the water is shut off from 9am-5pm about once every two weeks (so no showering, bathroom, laundry, etc). Third, there are a lot of bugs - we had to replace our Keurig because an army of cockroaches moved into it. Finally, we’ve had significant temperature issues - the heat will be on when it is 50 degrees out, leaving our apartment sweltering, but then will break down when it gets really cold, leaving our apartment very chilly. The only building in the complex that doesn’t have these issues is the Annex building - so naturally, the rent there is significantly more expensive.

Great location

The new management company is very responsive and is working to improve common areas. The location is fantastic! Right across from forest park, near the metro and WashU shuttle, close to central west end food and activities but in a quieter area.

100% recommend

I absolutely love my building. I arrived to St. Louis for movein/orientation to discover the apartment I was supposed to move into was in complete disrepair and ended up having to find another place. I found 275 on the Park online and went to tour their units. They were incredibly understanding and expedited the renovations in my apartment to have it ready for me to move in that week. The commons areas are extremely well-kept up. They clean every single day. The maintenance staff and leasing agents are extremely nice and very accommodating. There are hundreds of residents but they know everyone by name. My apartment is absolutely adorable and it is the perfect size for me. There are many other grad students living in my building which is nice. Laundry is in the basement- never had a problem finding a free machine on any given day. Parking is in private lot. Safe neighborhood, 8 min drive from the law school. Pricey but absolutely worth it if you can swing it.

275 on the Park

I rented my apartment just as the new management company took over, and I’m so glad that I took the chance. The management company and my rental agent are kind and responsive. I was able to sign a lease relatively late in the summer, and everything went smoothly.

I have a dog, and 275 is very pet friendly. The four different buildings allow a lot of flexibility in terms of price and amenity balancing, and the bus to campus is on the corner. It’s also great to be right across the street from Forest Park.

Generally, the area is more quiet, but we are very close to CWE and accessible to most areas that students spend time.

Some of the buildings are under renovation, which is why I’m giving a 8/10. The new management company is very aware that some units and finishes are very dated and they seem to be working to fix that quickly.

As a note: the apartments used to be called Central West End City, and they have terrible reviews online. I cannot say enough about how the new management company has changed things.

DeBaliviere place is a great neighborhood for WashU grad school students. It's very peaceful, full of pretty trees, and charming vintage apartment buildings nestled between blocks of stately mansions. There's always friendly neighbors out walking their dogs. And it's right next to Forest Park. Campus is about a mile away to the west, just a little too far to walk to class regularly, but the Metro station is within walking distance, taking you to campus in under a minute. To the east, the Central West End - full of bars and restaurants- is about a mile away as well, also easily accessible via the Metro. DeBaliviere Place offers the perfect balance: a peaceful neighborhood retreat where campus and bars/restaurants are still within easy reach.
Great neighborhood, one of the safest (I think top 5 safest) in St Louis. Mack's Bar is a great place to hang out with other law students for happy hour, and the neighborhood is full of students and professionals who work at the hospital or university. The transit options are great whether you're going to campus, the loop, or central west end. Also it's great having Forest Park so close.
Pershing Ave itself is very well lit, there are a couple cute cafes and restaurants but nothing too loud or crazy, and the street is mostly apartments that house college students so it feels safe. I would feel uncomfortable walking alone very far off the street, but there are always young people walking dogs or going for runs nearby.
I really like my neighborhood. It is quiet and very dog friendly. People in the neighborhood are very friendly. Its also right across the street from Forest Park which I think is a huge plus. Also, like I mentioned it is pretty close to campus as well. There aren't many shops or restaurants within walking distance, which I don't mind because they are all very accessible (only a 8 minute drive or so to CWE and the Loop). I actually prefer this because it keeps the neighborhood much quieter.
The neighborhood is nice- there’s a cafe in the bottom of my building and a few shops/cafes in walking distance. Otherwise it’s pretty much just residential buildings/houses with Forest Park right across the street. Also very close to the loop (tons of restaurants/theater/bars)
Great street, so many of my young professional or graduate student friends moved to this street after living elsewhere in the central west end. Safe street, gets pretty busy but can always find parking. Super close to WashU, Barnes Jewish and the Cwe.
I haven't personally had any issues with the Debaliviere neighborhood. Very few restaurants/bars but it's not far to the Delmar Loop or Central West End which both have plenty.
Quiet. No through traffic, only one entry, other areas gated. Nothing to do within a few blocks but convenient location between WashU and CWE
