A decent apartment for students

Overall an okay place to live on a student budget. The unit has a lot left to be desired but is affordable for the area and a safe place to live. Management needs work, but it looks like they are trying to make improvements on that front. There's some noise but its not terrible.

Great location and large space, but management is lacking

I love the location, it is 18 min walk to campus. However, it can get a bit loud at night so living on a top floor is encouraged.

Building is nothing special in terms of amenities / looks but my unit is very spacious.

Good Location, small old apartment

Great location in between Rittenhouse and School. Small, old, unrenovated apartments at a steep price. Small windows and kitchen. Responsive management, and in a quiet neighbourhood.

Laundry, Bike, Gym

Overall this is a fine apartment building. Laundry machines, bike storage, and very small gym in the basement. Management is pretty responsive. Perfect location to walk to all hospitals and school, and also right on the 21/42 bus line. Close to restaurants, entertainment, and grocery store. However, old building that tends to have elevator malfunctions, power outages, and plumbing problems. The “kitchens” are tiny and appliances are not great. No central air so window ACs are a must, and no washing machine. Parking is problematic. Expensive for one person, very reasonable for a couple. The building only has studios and 1bdrms.

Great location and value.

Location: Excellent. Right across from 2401 Walnut, so great for Wharton students. Close to campus if walking and directly across the street from the 21, the bus that barrels you down Walnut to get to Huntsman. A few blocks from Trader Joe's and a new coffee shop opened up next door.

Amenities: New gym in basement - pretty standard, nothing special.

Apartment: Excellent value. Some completely renovated, others are a wreck, so check out your unit before you sign. Spacious given the building is from 1915. Thick walls help keep noise down from neighbors. Not a social building (which I like). No doorman, but can get packages delivered and left in lobby - camera is there, so no problem with receiving packages.

Management company: Sucks. Unresponsive, hoping to make a nickel off you. Be warned. The less you deal with them, the better, and you can simply enjoy your excellently located, spacious (if a tad old) apartment.

Cant say enough good things

We love living here. Its barely been a year but we will be renewing our lease when it's up. It's beautiful inside and the neighborhood is trendy but family friendly too. My sons daycare is nearby and my work is only a few blocks away. Highly recommend.

Roosevelt apt

The apartment is great - very affordable for the area, perfect distance from school, hup, chop, Presby, va. The management has recently changed and my experience so far has not been great. However, they recently made some personnel changes which should help. the new company is upgrading a lot of things in the building and is also upgrading a lot of the apartments to include more amenities. they also allow cats and small dogs now.

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
