Great location
Well kept apartment in good location.
The apartment was well kept, has very high ceilings, and is very spacious, in-unit W/D, and is in a bustling location with lots of things to do. The only downside is that it can be noisy in this location.
Management Company
It's a great building with nice people. Management can be a little hard to get a response from.

**Loud** - sound travels between the bedrooms and up from street level, especially frustrating is the early morning garbage pickup (4th floor unit facing alleyway with dumpsters)
Very poor insulation - you can feel a breeze by the windows, hard to maintain temperature in the winter

Amazing Apt, a bit out of the way
Great apartment, high ceilings, lots of light. Modern appliances and a lot of space for one person
Windows get a bit drafty, so gets cold when temp drops outside. Get a space heater and you're good though
15th street is a bit interesting, some shady characters walking around. But overall feels completely safe. Is 5 min walk from rittenhouse and a lot of great bars / restaurants
Could Do Worse!
My apartment is really nice. The best parts are the updated kitchen, hardwood floors, and huge windows for natural light.
The biggest downside is the distance from campus and 2401 (although the trolley is a good option, and close by). Also, try not to get a unit by the elevator. The noise level is so that I hear people coming and going as if there were no door there at all.
Excellent location, utilities can be high
Great location and huge apartment (1500 square feet). Pearl is not the greatest management company - they are pretty responsive but I feel like we need to call them WAY more necessary to fix things in the apartment. Nothing serious but its annoying sometimes. Utilities are expensive as well. But the location is awesome and overall rent is good considering square feet.
Great building, good value but utilities run high
This apartment is huge. I've loved my apartment and its location to 13th street restaurants, City hall, and Broad street. However, I do find it can be far from the Penn Ice Rink and come winter its a trek to 20th street where other Wharton friends live. I think the value is great but utilities can run high so I advise negotiating with management before signing the lease to put a cap on the utility bill. The management team has always responded to complaints and made fixes but utilities have been my biggest gripe with them.
Good building, with gym and in-room washer & dryer and dishwashing machine. High ceilings, large windows.
Nice smaller building with large 2BRs and smaller 1BRs. No doorman. Good location and new finish. High ceilings, lots of light. In room dishwasher and washing machine+dryer.
Excellent neighborhood and beautiful apartment units
The location really can't be beat. It's farther from school but its so much closer to heart of the city. So convenient to get to the train station, airport, etc. Broad street is a block away along with the nicer restaurants and venues. Short walk to the art museum area. The apartment itself is beautiful. Loft layout with so much space. We have two bedrooms, two bathrooms, a beautiful kitchen with granite countertops and stainless steel appliances. We also have a dishwasher and washer/dryer in unit. Great for entertaining guests and plenty of closet space. This apartment is so cozy and great to come home to. The landlords were a bit of a pain to deal with but we have great neighbors and overall its been a fantastic experience.
Beautiful loft-like look (high ceilings, hardwood floors, granite) but not that well-maintained and insulation not great (temperature/noise issues).
Nice look - granite counters, nice hardwood floors, tall ceilings, loft-like feel. Has washer/dryer which is great. Simple gym but helpful if you want to go for a quick run. Good closet space. No doorman, can cause minor inconveniences with mail, and women may not like that since it can be a little sketchy (only very late at night though). Bathrooms are ok, not as nice as the rest of the apartment. Insulation is not great - keeping temperature steady and keeping the apartment quite are challenges. Plus the building charges utilities based on square footage rather than personal usage which is a terrible idea and leads everyone to over-use (utilities are very expensive, $250 or so). Apartments aren't as well-maintained as they should be, e.g. little things like door hinges, closet mountings, plumbing under the sink are poorly maintained and require multiple maintenance requests. However, this building is by far the nicest-looking that I saw during apartment visits and considering the size (probably 1200 square feet) and the look, a little under $3000 including utilities is much better value than most places I've seen. Judging from other apartments and general value per square foot, this apartment should go for more like $3500 I would guess.

Management is responsive and the location is fantastic
1510 Chestnut has 9 floors, all but one of which has four apartments. Each normal floor has two doubles and two singles. The second floor has two doubles, a small 24-hour gym (a few cardio machines, a few weights and a TV, but it's enough for a light workout) and a study lounge. There is no doorman. There are two basements, the second of which is a former nuclear shelter with an abandoned bank vault from the 1940s. This last point is very cool. The apartments themselves are extremely spacious, due in part to the unusually high ceilings and big windows. They have all been recently refurbished, and the kitchens are big and new. Each apartment also has its own washer and dryer, which is incredibly useful. The floors are hardwood. I'm a big fan of my apartment. The management company can be a little annoying sometimes, but I gotta be honest and give them props for being on top of their game. Management is responsive, and maintenance will be at hour house to fix literally anything within 48 hours, which is great. The location of the building is also fantastic. It's next to a ton of bars, clubs and eateries, as well as two blocks away from a full LA Fitness gym and a subway/trolley hub at 15th and Market, which can only be described as priceless. Recommended.
Great maintenance staff, recently renovated units, and nice nearby restaurants!
Units were completely rebuilt in 2011, so appliances, counters, floors are new. Units are not well-insulated, in particular the windows are old and drafty. Leads to higher heating costs in winter. Each unit has its own ACHeating control, though, which is great. Further from campus, but close to City Hall trolley station. Takes 20 minutes door to door to get from apartment to campus, via the trolley. Close to great restaurants and shops, including 13th Street restaurant scene (El Vez, Zavino, Barbuzzo, Lolita). Pearl Properties has its own maintenance team, which works every weekday and is on-call during evenings and weekends for emergencies. They are highly responsive. All units have new washerdryers. Units have great storage space as well.
