It is very convenient to the school, but it is a walk-up which can be annoying. It's not too loud, but also not much soundproofing. Maintenance is very reliable and comes quickly, neighbors are nice, pet friendly. In unit temperature control

The management company is great, but I have had some issues with the state of the floors of the apartment which it seems they are not able to fix with a tenant. Other than that, they are very responsive to my maintenance requests and I love how convenient the apartment is.

Pros:

- Conveniently located a 20ish walk from campus or a quick 5-minute bus ride on a bus that comes every 10 minutes

- Spacious, top floor apartment

- Newly renovated kitchen

Cons:

- Excess ambient noise from building neighbors, movement on 23rd street, and noise from squirrels on the roof adjacent to the bedroom

- Some changes to walls; however, maintenance very responsive and quick to respond

- Situated in an older building

- Only one washer and dryer for 7 apartment tenants

Pros: great location! Close to the Broad Street Line, easy to get to school, very walkable for everyday needs. There are lots of food and social options within walking distance, and if not walkable then easily accessible via transit. You wouldn’t need a car to live here for M1-M2 years. The apartment is a unique floorplan. AMC Delancey has a very lax pet policy- no breed or weight restrictions and no pet rent, just a one-time fee.

Cons: street parking! if you have a car and drive often, it can be a hassle to circle around to find a spot. It’s not an apartment complex, so no gym included. Walls are thin.

A Tiny Home with a Great View

My 1 bed room apartment is ~450sqft with an in-unit washer/dryer and central AC. The selling point of my apartment are the huge bay windows that overlook the city skyline in addition to its proximity to all things Rittenhouse - restaurants, bars, and multiple bus lines and trolleys to work. It has stainless steel appliances in the updated kitchen. In the basement is larger, free washer/dryers if you do not want to use your in-unit ones. AMC Delancey is extremely approachable and usually fixes anything within 24hours of filing the complaint.

No-frills, cozy walk-up

I really like my apartment, it has a lot of charm being an older walk-up; great molding, high ceilings, etc. Because of this, it is missing some modern amenities like central AC and a dishwasher, but I think the location, charm, and size make up for that.

My roommate and I thought we were getting a one bedroom apartment , because we wanted a bit of separation at least by one wall, and we thought a two bedroom would be a bit excessive. When we first come in to live in the room we notice the wall does not actually separate the living room from the bedroom and also we had no door so there goes our hope of having a quiet space. When my roommate or I have friends over we can here everything in that apartment no matter where you stand.
I found the description of the place to be a bit misleading and I don't appreciate dishonestly.

Rittenhouse is Amazing!

I love the area around this apartment! Rittenhouse square is extremely close, and there are lots of great restaurants nearby. Also, Trader Joe’s is only a five minute walk away. Our apartment is in an older building, but the management company is very responsive to any problems we have.

Basement Unit

I really like my unit. It's got one of the better floor plans I've seen (it's very open). It's on a fairly quiet street and even though it's a basement unit, it still gets plenty of natural light. Additionally, it was renovated about a year before I moved in (with all new appliances, etc.) which has been nice. Definitely happy with my apartment
