Irvine —
8.2/10 Rating
(based on 183 neighborhood reviews)
Irvine is one of the best places to live in the States. Very well planned city. Most importantly, it feels safe here. When it comes to travel, public transport could be a bit of a hassle. But you can travel by OC bus or Anteater express. If you live on campus, you don't need to worry about travel as most schools are nearby.

There is a grocery store and coffee shop within walking distance of my apartment. The area is pretty and relatively quiet so it is nice to walk around. There is a lot of shopping, groceries, and restaurants within driving distance. Very close to major highways and close to school.

The University town center is good, lots of fast food restaurants and the headquarters to In n' Out burger. UTC has a post office, FedEx, Amazon store, Insomnia cookies and much more. There is also a target, trader joe's and Eureka bar/restaurant for mingling with friends. Some things are pricey but if your smart with your finances and are willing to just outside of the area you can save money. Quick tip if you shop often at target get a target card it will save you 5% on everything and they add up.

I have no complaints about the neighborhood. Clean, safe, and is technically on campus.

No real complaints. Sometimes upstairs neighbors throw parties till late at night but it isn't very often. Seems safe, never had problems with that.

Quiet area, mostly families or couples, some dogs around. Only once did I hear a verbal argument from a distant neighbor, but that is by far and away a rare experience.

Mostly graduate students, some with families and pets. There is a neighborhood right behind the complex which is nice to run through. The neighborhood is primarily faculty housing. There is a big church close by that offers a farmers market every Saturday morning, also walkable. It can get noisy with children playing outside where I live, so be mindful of that.

Palo Verde
I love being so close to Diamond Jamboree and the District. Also only 1 traffic light away from the 405 which is very convenient. I like that the property is tucked away a tiny bit off Jamboree so it is more quiet and doesn't deal with the traffic of the main road.
Its not that the neighborhood isn't family friendly, its just that most people who live here are working professionals. There aren't that many children around. Keep reading
Kelvin Court
I am close to campus and the ARC, and in a safe area. I am one of the farthest from campus, though, so my walk is about 15 minutes. I pay utilities, which is not the same for Verano people. I also have a new apartment with paper-thin walls and spend an extra $120 a month on rent compared to the others who also have a 2 bedroom, 1 bath floor plan and are not in the "new buildings".

Pros: Kind of close to campus (if you take the shuttle). usually quiet, smoke-free facility, walking distance to the ARC

Verano Place
Close to a commercial area including a supermarket (i.e., Mother's Market) which is expensive, Starbucks, and some small restaurants. In any cases, however, you need a car to move around the areas, and therefore, the quality of your neighborhood will not critically matter to your life at least around the campus. Or ultimately, if you live in Irvine, you will never have to worry about the security and safety.

The Royce Park Place
Incredibly safe, which is very nice. Moving from a more dangerous city it is very refreshing. It feels far from any restaraunts and stores to me, but that is only because I like walking places. Less than a five minute drive to several grocery stores and numerous restaraunts. Quick and easy commute to school, but far enough away to really feel like you’re leaving when you head home for the day.

Verano is pretty quiet in a good way. Lots of parents on walks with their kids (and dogs) at night, there's a cool community garden where you can get in on a shared plot, and it's pretty convenient to the ARC and to UCI.
Important distinction: New Verano, Old Verano, and even older Verano - New Verano (4 story apartments) is the most expensive and utilities are not included. Old Verano (2 story townhouses) included utilities, as does older Verano (2 story apartments) ,which is the closest to campus and the most affordable. NONE of the units in Verano have air-conditioning. Keep reading
