The neighborhood triangular shaped with the highway on one side, the Indian creek trail on the other and a shopping complex on the third side. It has great walking trails around and is close to very nice neighborhoods.

I would say it’s a pretty nice area. I have a ring camera and the neighbors app not to much goes on close by mostly lost pets.

I don’t drive so I have to Uber everywhere. School is nearby less than a mile which is great I can walk. Relatively quiet here. No washer and dryer in the apartment. Maintenance is great and very attentive. I do not like 12 month lease. Option should be available for leasing 12 or three years.

Arcadia at Overland Park
It is fairly close to the Indian Creek Trail. Otherwise it sits in an industrial park so there’s not much of a neighborhood outside the complex.

Close to more wealthy neighborhoods and across the street from another apartment complex. Great access to sidewalks that go through a lot of trees with wildlife. Quick access to major highways and streets.

Pretty safe neighborhood. I have a Ring doorbell so that makes me feel safer, but I do get a quite a few bad neighborhood alerts on my Ring app. Not a ton of restaurants in the 1 mile radius but there is a neighborhood Walmart across the street! Basically everything is about 15 minutes away so it is east to go downtown or Olathe.

Everyone is always out walking their dogs or running. Be mindful of the kiddo catching the bus in the morning.
