Old but with lots of space, 20 minute drive from Vandy

I live in a townhome with a lot of space. It’s definitely an older complex but they are slowly renovating it, so any apartments/townhomes available to rent now would be renovated. Maintenance is good, management is hit or miss, and I generally feel safe. It’s about a 20 minute drive to Vanderbilt depending on traffic.
When we moved in rent was ~$1300, but places all over went up a lot this past year so not super out of the norm, but I feel like it may have finally hit its max since we are further from Vandy/downtown.
Public transit is not good out here, so this would not work if you don’t have a car
