Good if you want close proximity to SLU Law

Overall, my experience has been good. The apartment is close to the school and is conveniently located to most major road systems in the St. Louis area, allowing easy access to many parts of the city. There were issues with my move-in date and renovations being delayed, however, these issues have dissipated in recent months. I have also had multiple issues with a leaking dishwasher. The management tends to not be very helpful, but the doormen are extremely kind.

park pacific

Overall good experience. The property manager is responsive to emails. The rent seems high initially, but when you take into consideration you don't have to worry about SLU parking, internet, cable, water, trash....you're probably coming out ahead. Downtown can be a little slow at times bar-wise. Also, west county people have the idea of downtown as a war zone ingrained in their minds--I've never once felt in danger while walking downtown. I run ~3 ish times a week and go on frequent walks.

Bad Management

The doormen and maintenance staff are great. However, the management has been beyond difficult. They are always understaffed and unable to handle any issues that arise. They are inconsistent with their policies and are not the best at communicating information to residents. Overall, I just have not had a good experience here. They also are WAY overpriced.

Management can be difficult at times but they are usually pretty responsive.

Clean Units, Reliable Management, Some Minor Annoyances

OVERVIEW:

I lived in Park Pacific for 3 years. Overall, I liked living here because it was close to school and work, I felt safe in my unit, the unit was quiet, and found myself close to a grocery store, gym, and parks. I disliked the dishwasher, lack of storage, and the dangerous feel of the neighborhood.

RENT:

I believe that the advertised prices for Park Pacific are slightly too high for the neighborhood. The building is historic and the common areas are kept in good shape, but outside of the lobby, I would not classify the building as luxurious.

Rent includes WiFi, extended basic cable, and water. Parking is included, but you must pay extra for a reserved spot. Because management rents out many spaces to SLU students, parking can be really difficult to find Monday - Thursday during the day during non-COVID times. However, the convenience of being across the street from school was worth the prices.

MANAGEMENT:

Management is fairly accessible and are easy to work with. While they did not respond to all emails I sent over the 3 years I lived there, if it was something important, they responded. Generally speaking, I think they care about the residents and want to do a good job.

The doormen, garage staff, and maintenance team were fantastic. All my maintenance requests were hastily taken care of. The doormen are easy to work with, are easy to get ahold of, and do a good job managing package deliveries. You can rest assured you will receive your mail and packages. Management is very pet-friendly.

BUILDING:

The rooftop, lobby, and 22nd floor common areas are kept in great condition. They recently renovated the gym and it looks great. The hallways on the residential floors can be dirty and are a stark contrast to the rest of the building. It often smells like trash or food, there are scuffs and dings all over the walls, and the carpet is dirty and needs to be replaced. Not all residents appropriate deal with the trash, which contributes to the smell. I never noticed the smell of the hallway in my unit. They are in the process of cleaning up the hallways but it seems this process may take a few years.

The residents of the building are largely SLU students and younger professionals working in the area. There were very few families in the building, and from my experience, this is not really an ideal place for young kids. The amenities are direct towards adults. As a result, I never had issues with children running around or making a lot of noise.

UNITS:

The units are nice and clean. I never saw a bug in my apartment, much to my cat's dismay. When I moved in, my unit had been cleaned and was in good shape. They had re-painted before I moved in. Management seems to keep things updated and in working condition. For being 10 years old, most everything still looked new.

I almost never needed to use climate control. My apartment stayed around 72 F in the winter and summer. It would get a little toasty in there if I ran my dryer for a few hours, but outside of that, the unit was cheap to heat/cool. (For reference, in my small studio, I paid about $65 a month in electricity.)

WiFi was OK. When many people were on it at once (usually 6PM to 10PM), if could run a little slow. However, you can pay AT&T extra to get a faster speed than what is included for free in your rent.

The units are pretty standard and include a washer/dryer and a dishwasher. I dislike the extremely loud dishwasher. This compliant seems to be pretty standard amongst other residents. (It is so loud that I only run it when I am gone. Otherwise, it keeps me from sleeping and drowns out the sounds of the TV.) The microwave is great. The stove top is electric. The stove takes a long time to preheat and it seems to take a little longer than usual to bake, but the foods always cooks evenly. I loved my washer/dryer. It was the best one I ever had! The units do not all have the same washer/dryer brand though.

Convenient, safe, and lots of SLU students in the building!

While you can find cheaper or cooler apartments elsewhere, the convenience of PP is unmatched. Whether it’s super hot or super cold, you just have to walk across the street. It is also very safe and secure, and the appliances and everything are well kept and updated. The gym is great too. Small, but hardly anyone is ever up there. It may drive you nuts being so close to school, but I got used to it! Even when my room faced the blue glow of SLU at night.

Convenient

Glorified Dorms. Many law students live here and allow for easy meet ups. Plus, the location is so great. Negatives is the location is not close to basic necessities like a large grocery. Plus, it is not the safest at night

Park Pacific Great for Law Students

The Park Pacific staff has created a welcoming environment for students, professionals, and families alike. We enjoy the walkability from the apartment and the amenities (e.g. gym, doorman, covered parking). It is a perfect place to live if you are planning to study all the time. There is very little noise and you can often pet a dog when on a study break.

There is very little to do in the surrounding area that I feel safe walking to from my apartment. While you are only steps away from the Blues stadium, Cardinals stadium and school, you often encounter situations walking to these venues that are unnerving. There also aren't as many grocery stores and affordable restaurants close by. Other areas of St. Louis provide a greater selection and are more amenable to students.
In terms of convenience for school - it's GREAT. Everything else is terrible. There are very limited food places around here. Most places span to 10-25 min drive depending on what you want. Same with grocery stores. The downtown and soulard bars are close which is nice. However, in the 3 years I have lived here, there have been 4 shootings on the street outside, my car has been broken into twice (in the connected parking garage), and I was harassed by a building janitor. It's not worth it.
I am used to living in cities and I tend to be able to turn a blind eye to random acts of violence because in any city it is tough to feel 100% safe. There are shootings down here as well as more petty crimes. People are desperate just as they are anywhere that packs people in but does not have enough well-paying jobs or mental health clinics to support the population. The neighborhood is getting better though, as I have seen many businesses pop up since moving here 8 months ago. These businesses have been primarily black-owned which is amazing to see and the diversity of the neighborhood is wonderful. I hope that it does not lose its charm as it becomes more popular.
Overall:

The streets in Downtown generally are somewhat clean. There are also many restaurants & coffee shops in downtown, and it is very walkable/bike-able during the daytime hours.
Safety: St. Louis' reputation for being unsafe precedes it, and is a bit exaggerated. But not entirely off-base, from my personal experience. From about sunrise to sunset, speaking as a man, I am comfortable walking outside. Foot traffic is generally very light and most streets have sufficient sidewalk space. Not to fearmonger, but I have personally erred on the side of caution when it comes to going out at night. I do go out to Bar Reviews and friends' house parties once a month or so. I tend to get home anywhere from midnight to 2am. I have never seen any violence, or concerning behavior, with my own eyes. Anecdotally, I have heard from another friend in Downtown that they have seen people cruising around in a car with guns on one occasion, very early in the morning/late at night. Gunshots are not rare, but also not frequent. My personal estimate is that I hear what could plausibly be gunshots once every two weeks or so. They occur most often in the midnight to 4am block of time. Car-break-ins were the second-most raised point about safety in Downtown. I have not been the victim of a break-in myself. However, I have seen cars parked in the same spot on the street all day go from having an intact window in the morning to a busted window by the end of the school day. I strongly recommend securing garage parking if you have a car, either in your own apartment complex or a nearby external garage. Downtown St. Louis has a homelessness problem, unfortunately similar to most other major cities in the US (Austin, TX and Los Angeles, CA come to mind). The homeless & city have a tragic cycle of homeless people occupying the parks near the law school & city hall, then being cleared out by city officials when a major event is being held at or near the parks, and drifting back in, days or weeks after the event. I have seen homeless people sleeping along the St. Charles St. side of the building, and further up the street. I have never been personally accosted by anyone, but it can contribute to feelings of overall decreased safety.
There’s not much nightlife, not a lot of walkable places, not super safe to walk alone at night. However, I’ve never felt unsafe in my building. It’s very worth it to live so close to the law school and live near other law students.

Gunshots every weekend and there is no grocery store close. I’m afraid to walk outside by myself, even during the day.
Great food options. Close to the highway. Everything I need is within a 15 minute drive.
